Terms and Conditions

Last updated: September 2026

These Terms and Conditions govern your use of the Cairo Keys website and your booking of any serviced apartment managed by Cairo Keys (Cairo Keys for Electronic Marketing). By submitting a booking request or using this website, you agree to be bound by these Terms.

First: Legal Capacity and Platform Usage

Legal Age: The User hereby acknowledges and warrants that they possess full legal capacity to enter into contracts and that they are at least 21 Gregorian years of age.

Accuracy of Data: The User undertakes to provide true, accurate, and factual identity data (full quadruple name, National ID number for Egyptians, or a valid passport number for foreign nationals). The User shall solely bear all criminal and civil liability arising from any forgery, misrepresentation, or identity theft.

Second: Booking Conditions and Electronic Contracting Regulations

Booking Confirmation: Pursuant to Article (39) of the Egyptian Consumer Protection Law, a booking request submitted by the customer shall not be deemed a final contract unless and until an electronic “Booking Confirmation Message” is issued by the Company via email or SMS. Such confirmation must include the booking number, unit details, duration of stay, and the total financial value.

Price Adjustment: Hotel unit rates are dynamic and subject to supply and demand and tourist seasons. The authorized rate is strictly the price specified in the issued Booking Confirmation only; the customer has no right to claim prior or subsequent rates.

Third: Financial Policy and Security Deposit

Currency and Payments: For Egyptian citizens and residents, booking values within Egypt are collected in Egyptian Pounds (EGP). For non-resident foreign nationals, the regulations and decisions issued by the Central Bank of Egypt and the Ministry of Tourism regarding the designated currency for payment shall apply.

Damage Security Deposit: The Company reserves the right to collect a cash security deposit or hold a financial amount via credit card upon check-in to guarantee the safety of the apartment’s contents. This amount is refunded in full upon departure, following a thorough inspection of the unit to ensure the absence of any damage.

Fourth: Cancellation and Amendment Policy

Late Cancellation (7–14 Days): If a booking is cancelled between 14 days and 7 days prior to the scheduled arrival date, a cancellation fee equivalent to 50% of the total booking value shall be imposed.

Late Cancellation (0–6 Days): If a booking is cancelled between 6 days prior to arrival and the arrival date itself (Day 0), a full cancellation fee equivalent to 100% of the total booking value shall be imposed.

Booking Amendment: Any modification of dates is subject to unit availability. The customer shall bear any price differentials resulting from a change of dates or booking season.

Fifth: Unit Occupancy Regulations and Egyptian Security Laws

Mandatory Identification: The customer and all accompanying guests undertake to present their original National ID card (for Egyptians) or original valid passport with a valid entry visa (for foreign nationals) for data verification and notification of the competent security authorities in accordance with the law.

Marriage Certificate for Egyptians and Arabs: In compliance with public policy and morals in Egypt, an official marriage certificate or proof of kinship (in the case of families) must be presented if guests sharing the same unit hold Egyptian or Arab nationalities.

Maximum Occupancy: Hosting unregistered individuals who are not listed on the check-in registration form inside the units is strictly prohibited.

Prohibited Items and Guest Conduct: The guest undertakes to abide by public morals and Egyptian laws. The following are strictly prohibited: hosting parties or loud gatherings that disturb other guests; possession or consumption of narcotics, or possession of weapons, ammunition, and hazardous materials inside the units (the guest bears direct, individual criminal liability before the Public Prosecution); smoking in non-smoking designated zones and units; and bringing pets unless the unit explicitly allows it and subject to prior written approval.

Sixth: Civil Liability and Damages

Liability for Damages: In accordance with the Egyptian Civil Code, the tenant/guest is deemed a trustee (Ameen) over the unit and its contents. They are obligated to preserve the apartment and hand it over in the exact condition it was received. In the event of any intentional or negligent damage, the Company has the right to immediately deduct the value thereof from the security deposit or initiate legal proceedings to claim full compensatory damages.

Personal Belongings: The tenant/guest undertakes to vacate the unit of all personal effects and belongings immediately upon expiry or termination of the booking for any reason. If the tenant leaves any belongings inside the unit after handover or departure, the Company shall not be held liable for their loss, damage, or destruction, and reserves the right to dispose of such belongings in any manner it deems appropriate without obtaining a judicial order, with no right for the tenant to claim compensation.

Seventh: Data Protection and Privacy

The Company fully complies with the provisions of the Egyptian Personal Data Protection Law (No. 151 of 2020). Customer data (such as personal photos, phone numbers, and financial data) is collected and processed solely for booking confirmation and fulfillment of legal and security obligations. The Company shall not disclose or sell such data to any third party without the express written consent of the customer, except upon an official request issued by competent judicial or security authorities. See our full Privacy Policy for further detail.

Eighth: Force Majeure and Emergency Circumstances

The Company shall bear no liability for failure to perform its obligations or for booking cancellations resulting from Force Majeure events beyond its control, including but not limited to natural disasters, epidemics, wars, sovereign or governmental decrees, decisions issued by the Ministry of Tourism and Antiquities, or public outages of electricity, water, and telecommunication networks in the area. In such events, matters shall be handled in accordance with the law and the principle of restitution (restitutio in integrum), or booking postponement.

Ninth: Amendments to the Terms and Conditions

The Company reserves the absolute right to amend, update, or alter any clause of these Terms at any time to keep pace with legislative or regulatory changes in Egypt. Such amendments shall be deemed effective and binding immediately upon their publication on the platform.

Tenth: Governing Law and Jurisdiction

These Terms and Conditions shall be governed by, construed, and applied in accordance with the legislation and laws in force within the Arab Republic of Egypt. The Greater Cairo Courts, of all levels and subject-matter and local jurisdiction, shall have exclusive jurisdiction to hear and settle any dispute or controversy that may arise from the use of this platform or booking and postponement services.
